Rye Harbor lost Saunders Restaurant last year. This year Rye Harbor gained "The Moorings", four prime house lots with amazing harbor views. The Moorings has gotten some attention recently for a unique marketing strategy. I was intrigued enough to go over and check it out in person.
Kind of funny when you first see them...
"stairways to nowhere"
erected on a vacant lot on the shore of Rye Harbor.
What's not so funny, is the brilliant marketing concept behind their construction.
The stairways were built as a way of showing potential buyers the amazing views from their future dream home. Without the views the lots would only be half as impressive, especially this dreary time of the year.
But with the views:
There are two half-acre waterfront lots, each listed for 1.3 million, on the harbor side of the property
and two one-acre water view lots, each listed for $975,000, on the other side of the property.
Steps were built on each side.
I read in "It's Portsmouth" that developer Jim Nadeau, manager of this project for Rye Harbor Realty, gives credit for the "stairs" idea to real estate broker Allan Rogers Jr. of Bentley By The Sea, North Hampton.
These smart sellers have removed the risk of buyers not visualizing the potential of this location...buyers can literally step up and see the actual view at the first floor, and at the second floor level of their future home.
